Rutherford County- Rutherford County’s months of inventory saw a dip from October’s metrics going from 2.39 months to 2.17 months. The median sold price decreased from $458,945 to $419,000 with a list to sold percentage of 98.8%. The median days on market also saw a dropped going from 41 days to 43 days. This competitive market just got a little tighter, but if you’re thinking about purchasing then now is a good time before the spring rush rolls in.
Coffee County- The coffee in Coffee County has cooled down a bit in November. The median sold price saw a big decrease going from October’s $296,700 to $202,500 and the list to sold percentage also dropped from 99.3% to 87.8%. November’s months of inventory dipped from 3.73 to 3.14 while days on the market rose from 56 days to 60 days. Looks like now is good time to shop in Coffee County. You may gain some leverage during this slower and cooler time of the year.
Davidson County- In Davidson County, the months of inventory saw a substantial dip going from 3.34 months to 2.53 month’s supply. As the November’s inventory dropped, the median sold price saw a large jump from $495,000 to $652,450 and the list to sold percentage also rose from 97.8% to 98.4%. The median days on the market decreased going from 62 days to 56 days. Davidson County had less inventory and higher pricing, but where there’s a will there’s a way. Plan accordingly and move swiftly.
Bedford County- Bedford County’s median sold price saw a dip from October’s $325,000 to $305,000 while the list to sold percentage saw a small raise from 98.8% to 99.5%. The median days on market rose from 51 days to 58 days and the months of inventory also rose from 3.04 to 3.41 months. On average Bedford County had more inventory and better pricing for the month of November.
Williamson County- In November, the months inventory dropped from 3.14 to 2.69 months while median days on market also rose from 59 days to 66 days. The median sold price saw a large drop from October’s $954,500 to $819,900 while the list to sold percentage stayed steady at 97.6%. November’s metrics showed that inventory for single family homes took a dip, stayed on the market longer, and sold at a lower price point. Happy house hunting!
Robertson County- In Robertson County, the median sold price decreased from $401,250 to $369,990 and the list to sold percentage rose from 97% to 99.5%. The months of inventory saw a small dip from 2.94 to 2.87 and the homes on average stayed on the market 59 days, which is 18 days longer than October. The market seems to slow down around this time of year. If you’re looking to purchase in Robertson County, now may be a good time.
