Davidson County- In Davidson County, the month’s supply has seen a decrease from 3.4 to 3.34. The median sold price has moved up from $490,000 to $495,000, while the average list to sold price has seen a small dip from 98% to 97.8%. The median days on market has risen from 57 days to 62 days. Overall, once homes are on the market they aren’t staying there for too long and are selling for close to asking price. If you’re planning to shop in this market, then be prepared to move swiftly once the right property is found.

Robertson County- In Robertson County, the median sold price had a 11.47% increase month to month going from $359,900 to $401,250 with an average list to sold percentage of 97%. The month’s supply went from 2.83 to 2.94, and the average days on market has risen from 41 days to 56 days. In this area, there are more homes on the market and they are staying on the market longer. This is good news for buyers.

Coffee County- In Coffee County, the median sold price had an 5.21% increase moving the price from $283,500 to $296,700. The month’s supply has gone from 3.3 to 3.73 and the list to sold percentage has also rose from 98% to 99.3%. The median days on market has risen from 48 days to 56 days. October had more inventory that stayed on the market longer. That’s a good sign for buyers.

Rutherford County- In Rutherford County, the month’s supply has decreased from 2.48 to 2.39 while the median sold price saw a spike from $435,000 to $458.945. The median days on the market decreased from 46 days to 43 days. This is a competitive market so have your ducks in a row when you begin your journey.

Bedford County- In Bedford County, the month’s supply saw a decrease from 3.36 to 3.04 and the median sold price also dropped from $343,495 to $325,000. The median days on market saw a 21.43% increase going from 42 days to 51 days, while list to price percentage went from 98% to 98.8%. Lower inventory and lower prices, so move efficiently.

Williamson County- In Williamson County, the month’s supply decreased from 3.4 to 3.14. The median sold price increased from $947,500 to $954,500, while the list to sold percentage and the median days on market stayed steady at 97.6% and 59 days. Lower inventory and higher prices in Williamson County, so formulate a plan and stick to it. Happy Hunting!
